A Merry Christmas.

We are in. That’s right, after a long weekend of working to button up the details, the city gave us the green light to occupy our home. Inhabitable and finished are distinctly different but for now, inhabitable feels pretty darn good, especially when it comes on Christmas Eve.

Ross our HVAC guy from Creative Air worked over the weekend and was on site very early on Monday to ensure that everything went smoothly when the city came to inspect his portion of work for our temporary certificate. But even after that was completed and signed off on he was courteous enough to stay and help myself and Corey from Benedict and Associates install and hook up our fridge and freezer. I can’t say enough how fortunate we have been that the sub-contractors that Benedict and Assocates uses have been so great. it certainly has been crucial in getting us to where we are today.

The last big item on the punch list to get our final certificate of occupancy is the completion of our siding, which looks to be finished in the first few weeks of January. The next few weeks looked to be packed full of finishing details and coordinating the moving of our property from both our storage unit as well as our townhouse. although I am sure that these will still be stressful times the end is clearly insight and it feels really good.

As we worked late Saturday night to clean up the downstairs we had our first chance to enjoy the evening sunset out the downstairs living room windows.

the lights in our stairwell may be my favorite. They look a bit like 1000’s of paper clips fastened together to make a ball but their sparkle give off a very festive feeling.

I finished laying the last few pieces of the birch plywood flooring in the upstairs living area and I have to say I am pretty pleased with how it looks. No we need to sand and poly it with two more coats before it’s complete.

The bathrooms are up and working and just need the final cabinet doors and mirrors to complete the rooms. I think these are my favorite sinks ever. I was worried for a moment that the water would splash every where but when the faucets were turned on, this was not an issue.

I love how rich our kitchen cabinets look contrasted against the sleek, stainless steel, industrial look of our Electrolux Icon appliances.

Congratulations, Jason and your family. Your blog has been an inspiration to my wife and me during our 14+ month full gut of an 85-year-old home.

I also have to admit I stole your idea for a fan and got the same one.

Just a question, on the lower portion of your windows, did you have to get those as tempered glass and if so was the price difference significant?

There are still a lot of details to complete but it certainly feels good.

The windows were small enough in size that they did not require being tempered glass on the first floor but we opted to do so on all of the windows that were at the lower height. Yes the tempered glass was more expensive but I can’t off hand tell you what the difference was per window. I didn’t price them without tempered glass as I felt it was something we absolutely need with young children in the house.

Gorgeous. I never expected a house so not the styles I like would look so super. And those views… I am feeling a bit envious :-)
Could you tell me the source for the stairwell lights? Thanks.

I didn’t realize the kitchen cabinets were going in with horizontal grain. That is much nicer than the vertical grain I was picturing when you were discussing the surface.

Like Trudy, I am not a fan of the modern look, but I, too, find your house gorgeous to look at.

We used a low VOC wood adhesive and then nailed it with brads. There were a few pieces where we had high spots in the floor but for the most part I was able to take my belt sander and knock them down. My architect used a spline and floating floor system for his but unfortunately that approach didn’t work for us.

I went Electrolux throughout and almost completely the ICON series. I loved the commercial quality and design nature that it offered while still being at an affordable price. Plus the energy rating on them is great. When we are completed I’ll do a room by room of all the features.

WOW! I just found your blog today and read through the whole thing. Congrats on a wonderful project and home.

We have lived in a 1970 modern home for three years and will FINALLY be tackling the much needed renovation/restoration of it this spring. The design is much like your house, lots of floor to ceiling windows (all of which need replacing) but will be a gem when done. We have labored over finding a contractor that could wrap them selves around our project.
